What We Inspect

​

Our team evaluates all exterior elevated elements that are 6+ feet above ground and rely on wood or wood-based materials, including:

• Balconies & decks

• Exterior stairways & walkways

• Entry structures & railings

• Waterproofing systems (membranes, flashings, sealants, coatings)

We inspect a minimum 15% sample of each type of elevated element and provide a thorough assessment of structural integrity, waterproofing performance, and potential safety risks.

Who Can Perform the Inspection?

All inspections are completed by licensed and qualified professionals:

• Licensed architects

• Licensed civil or structural engineers

• Qualified contractors (A, B, C-5 license holders with required experience)

• Certified building inspectors or building officials

Inspection Timeline

SB721 requires:

​

• Initial inspection completed by January 1, 2026

• Re-inspection every 6 years

• For buildings built after 2019: inspection required within 6 years of the certificate of occupancy
